The candidate will be a key part of the Worldwide Operations (WW Ops) Real Estate team and will implement Amazon and industry best practices as outlined. This role will oversee property / facility management of existing and incoming properties in the regions assigned. The Regional Asset Manager will manage and administer third party service providers utilized, demonstrating achievements through metrics, Key Performance Indicators, and value creation.
The candidate will contribute to a full range of real estate management in an extremely fast paced environment with a high degree of ambiguity.
The role will be based in a regional Amazon property with shared resources among internal colleagues. The office location will be in Sao Paulo Brazil.
Travel within the regions will be a routine requirement. Travel to the North American Amazon headquarters buildings will be required occasionally to attend training or other events as needed.
Creation and management of standard procedures
Creation and management of databases
Interaction and oversight of third party facility management providers
Support of all ongoing special projects as assigned
Engagement with key stakeholders for tenant alterations work
Interaction with landlords, management of landlord relationships
Support of lease administration obligations as performed by Lease Administration
Problem solving as it relates to site operations
Managing new site launch requirements, contacts, contract services
Ensure lease compliance of existing and incoming properties with significant focus on building and maintaining landlord relationships.
Five years of experience in commercial property management for a real estate company
Fluent in Portuguese and English (read/write/verbal)
Experience and competence utilizing commercial real estate software platforms
Ability to work in a high stress, fast paced environment
Ability to work independently while maintaining all deadlines and critical date obligations
Excellent and inherent competency with time management and organization
Excellent ability to communicate clearly, effectively, and with proper professionalism
Excellent ability to build trust among colleagues and service partners
Interpretation of commercial lease documents
Fluent in Spanish (read/write/verbal)
Demonstrated ability to establish processes, workflows, standard procedures
RPA, CPM, or comparable professional designation
Seven or more years of experience in commercial real estate operations
Experience with industrial real estate portfolios
